What to Look for in a Property Manager

Your property manager is the steward of your investment. Choosing the right one is critical for your financial success and peace of mind.

• Communication Style: You want a manager who is proactive and keeps you informed. Ask how they handle communication—do they have an online portal? How often will you hear from them?
• Experience & Stability: Ask about staff turnover. You want a dedicated manager who knows your property, not a different person every month. Look for agencies with experienced senior staff.
• Tenant Selection Process: This is the most important part of their job. Ask about their vetting process. Do they do credit checks, reference checks, and background checks?
• Maintenance Policy: How do they handle repairs? Do they have a list of trusted tradespeople? Do they markup maintenance invoices?

Understanding Fees

Don't just look at the management percentage. Ask for a full breakdown of costs. Some "cheap" agencies charge extra for inspections, lease renewals, and tribunal attendance, which can make them more expensive in the long run.
